SITUATION
The land lies in an accessible location on the edge of the village of Withleigh in Mid Devon and has frontage (but not access) on to the B3137 which links Tiverton with the villages of Nomansland and Witheridge.

The market town of Tiverton lies 3.4 miles to the east and from here there is direct access to the A361 which links to Junction 27 of the M5 motorway. The village of Witheridge lies 7.8 miles to the west of the land.

DESCRIPTION
The land comprises a single field which is level and sloping with a south-east facing aspect. The total area is approximately 6.74 acres (2.73 hectares) and the field has been used for mowing and grazing, with stunning views over the surrounding rolling Mid Devon countryside.

The soils are described as slowly permeable seasonally wet acid loamy soils and the land is classified as grade 3. lying at between 200m and 215m above sea level.

Access to the land is via Withleigh Lane, a stone lane which links to the public highway to the west. Withleigh Lane is unregistered on the Land Registry and there are no defined access rights over it but the sellers have used this lane to access the land being sold for over 30 years.

The land is registered on the Land Registry. Vacant possession will be available from the completion date.

Continue up the hill and upon reaching the Village Hall and Church, Withleigh Lane is on the right. The entrance gate into the land will be found on the right after 160 metres.
