When considering selling your property, it is important to explore all of the options available to ensure that you are using the best method of sale. Stags’ property experts work hard to establish your requirements and find a tailored approach for you and your circumstances.

Sale by private treaty

Ideal for sellers who are hoping to move from one property to another, the agent establishes a guide price, markets the property, obtains and negotiates offers, agrees a sale and progresses to completion. This method generally allows greater flexibility, particularly when it comes to timescales, which items are included or excluded and even subject to sellers needing to find their next home. Typically, this process involves:

  • A Stags agent conducts an appraisal of your property, considering its condition, location and strengths and weaknesses before suggesting a marketing plan
  • After choosing to instruct Stags, both parties draw up a written agreement
  • Photographs are taken and an EPC and floorplan is created
  • Sales particulars are produced
  • Marketing commences through extensive advertising both in print and online
  • Property particulars are emailed or posted to our database of buyers and the most active and serious buyers are contacted over the phone
  • Viewings are arranged, either accompanied, unaccompanied or by open house
  • Offers are negotiated and discussed with you until an agreed price is accepted
  • Solicitors are instructed
  • The sale is progressed to exchange of contracts and a completion date is agreed

Sale by auction

Particularly attractive to sellers looking for a fast and secure sale, selling by auction works well when competitive marketing is likely to generate the best outcome. Ideal for properties in need of renovation, building plots, land and unconventional properties, this method involves a concentrated marketing campaign of approximately five to seven weeks before the auction date. Assuming bidding reaches the agreed reserve price, the sale is exchanged and a legally-binding contract is formed when the hammer falls on the day, with completion usually 28 days thereafter.

Sale by informal tender

For this method, buyers are invited to submit competitive bids by a specified date. These bids are put forward in a sealed envelope and all tenders are reviewed by the vendor who chooses the most favourable option. Solicitors are then instructed and the sale is progressed in the usual way. It is important to note that informal tenders are not legally binding until contracts are exchanged. This method of sale works well if a vendor wishers to sell within a certain timeframe as it brings matters to a head promptly and settles the best sale in a competitive situation.
