SITUATION
The land and stables are situated 1.3 miles west of Wiveliscombe in Somerset and a short distance to the east of Waterrow. The town of Bampton in Mid Devon lies 8 miles to the south-west of the land and Wellington is 8.5 miles to the south east.

Taunton, the county town of Somerset lies 11 miles to the east.

The land lies in an accessible location with the nearby B3227 linking Bampton, Wiveliscombe and Taunton.

DESCRIPTION

The stables were constructed by Cottage (New Forest) approximately 16 years ago and include two stable boxes (each measuring 3.46m x 3.41m) and a tack store (3.46m x 1.75m). The structure is timber with internal kick boards and a corrugated onduline roof. There is a concrete floor which extends to an apron to the front of the stables, which is enclosed by post and rail fencing.

The land is presently divided by post and rail fencing into three paddocks, which are sloping and are suitable for grazing and mowing.

There are no services connected to the land. The present owner collects rainwater from the roof of the stables.

There is direct access to the land and stables via two gateways from the adjoining public road.
