SITUATION AND DESCRIPTION
This stunning modern home is located in a bespoke built development known as The Paddock, a charming site comprising only four unique properties nestled on the outskirts of Torquay. As the name suggests it once formed part of the paddock to the imposing Edginswell Hall, a Georgian country house of grandeur, to which this property boasts a rich historical connection. Its strategic location is ideal for commuters, offering easy access to the South Devon Link Road. Externally, the house is adorned with natural slate roofing, a part larch-clad exterior complemented by galvanized rainwater goods, and high-spec double glazed windows. Inside, comfort meets sustainability, with underfloor heating on the ground floor, radiators on the first floor, and a cutting-edge heat recovery system to optimize energy efficiency. This home harmoniously blends modern luxury with a touch of heritage, making it a truly captivating property.

Located just off Edginswell Lane, a quiet country lane on the rural outskirts of Torquay, this property is perfectly situated to take advantage of all that the local area has to offer. Torquay's seafront and beaches of the English Riviera are only a few minutes drive away as is The Willows Shopping Centre, Hospital and The Wighton Public House. The county capital of Exeter is a quick commute thanks to the South Devon Link Road. Totnes, Dartmouth and Newton Abbot are also close by, and a short distance to the west lies the magnificent Dartmoor National Park.

Torquay is well served with direct rail links to the major cities. Exeter airport has flights to many European and international destinations. Educational needs are well catered for by both the state and the private sector including the highly regarded Torquay Grammar schools and Hospital which are both situated nearby.
