The property is to be offered for sale by Traditional Public & Online Auction at 6.00pm on Wednesday 31st May 2023 at The Lanhydrock Hotel and Golf Club, Lostwithiel Road, Bodmin, PL30 5AQ.

The property will be sold subject to an undisclosed reserve and the vendor/s reserve the right for the auctioneer to bid in the usual way on their behalf up to the reserve

SITUATION
The land is in a highly sought after location within easy reach of the villages of Rock and Polzeath, which are renowned havens for beach-goers and water sport enthusiasts. A footpath adjacent to the land leads down to Polzeath beach just over a mile away. The harbour town of Padstow can be accessed from Rock via a regular passenger ferry. The estuary town of Wadebridge is 5.5 miles away and offers a comprehensive range of leisure and shopping facilities and access to the famous Camel Trail (miles of scenic walking, cycling and horse riding between Bodmin and Padstow). OVERAGE PROVISION

TENURE & COMPLETION
The property is sold freehold with vacant possession on completion 6 weeks after the auction, or earlier by agreement.

PROOF OF IDENTITY
Under Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction.

There will be a requirement for ALL bidders to register via Bamboo Fusion and complete the ID checks in advance of the auction date. There is no charge for registration.

BUYERS & ADMINISTRATION FEE
The successful purchaser will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.

An additional "administration" fee of £1,200 including VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags. The successful purchaser will also be liable to pay the sum of £1,200 (Inc VAT) towards the vendor's legal fees and the cost of searches carried out. (Search fees would usually be paid by a buyer in a private treaty sale).

From Wadebridge, take the B3314 over the bypass, in the direction of Rock and St Minver. Proceed along this road for approximately 3 miles, past the left hand turning for Rock and Pityme, before taking the next left, signposted St Minver. Proceed through St Minver, passing the pub and cemetery before exiting the village. Shortly after passing the national speed limit signs turn right. Proceed along this road for approximately 0.75 miles and the access to the land can be found on your left, where a Stags For Sale board has been erected.
