Budleigh Salterton is a wonderful coastal town on the World Heritage Jurassic coastline in the East Devon Area of Outstanding Natural Beauty (AONB). The beautiful two mile long beach, framed by the picturesque sandstone cliffs, is renowned for its pebbles and wonderful vistas, and is considered one of the most desirable coastal locations in the UK. There are a wealth of facilities befitting a town of its importance including shops, pubs, restaurants, theatre, croquet, bowls, tennis, shooting and cricket clubs plus East Devon Golf Club.

DESCRIPTION
Bluebird Cottage is a charming semi-detached period house that has been lived in by the same family for many years and been improved and extended over that time to create a lovely characterful family home. There are two reception rooms and a spacious kitchen/dining room on the ground floor. Extended over two floors, the house benefits from two staircases, the original leading to 3 bedrooms and a bathroom and from the extended sitting room stairs lead to a 4th bedroom with dressing room and a second bathroom. The gardens are a lovely feature of the cottage, surprisingly large and provide an abundance of colour with different seating areas and a number of storage sheds and to the front is a driveway with off road parking.

ACCOMMODATION
From the front a wooden door opens in to useful entrance vestibule which in turn leads into the entrance hall. Stairs rise to the first floor and to the right is a cosy reception room with lovely period open fire with glazed tiled surround, exposed wood flooring and windows to the front and rear. Used occasionally for Air B&B this room has been fitted with a small kitchen which can easily be removed if required. On the left of the hall is a kitchen/dining room with another feature period fireplace and views to the front and the kitchen is fitted with a range of wood fronted units and a free standing gas cooker. From here a door leads to a conservatory with access into the garden and to a downstairs shower room/W.C.
From the kitchen a door leads into a spacious sitting room forming part of the extension which has created a lovely reception room with windows to the front and overlooking the garden and there is a wood burner with period style surround thoughtfully designed to blend in with the period. From here a second set of stairs rise to the first floor.
On the first floor, in the original part of the house are two double bedrooms, a single and the family bathroom. In the extension, a large room has been created for a growing family creating two partially divided rooms, or it could be used as one large bedroom with an adjoining ensuite bathroom.

GARDENS
The gardens to the cottage are a real feature with the overall plot size measuring approximately 0.21 acres in total, a particularly large garden for this part of the town.
