TOWN AND COUNTRY PLANNING
A Certificate of Lawful Existing Use or Development has been granted on the 29th June 2022 which confirms the use of The Old Stables as a lawful dwelling. LOT 1 - THE OLD STABLES AND GROUNDS
Lot 1 is approached over a narrow track, with bridleway, which leads to wide double vehicular gates opening to an expansive parking area.

BUYERS AND ADMINISTRATIVE FEES
The successful Purchasers of each lot will be liable to pay the sum of £5,000. From this a Buyer's fee of £2,400 inclusive of VAT is retained by Stags/Bamboo Auctions as a contribution to the online platform costs, and £2,600 forms part of the 10% deposit.

An additional administrative fee of £1,200 inclusive of VAT (Lot 1) and £600 inclusive of VAT (Lot 2) will be payable by the successful Purchasers of each of the lots immediately after the online auction.

DEPOSIT PAYMENT
The Seller and Buyer of each lot, agree that the winning Bidder may transfer the remainder of the 10% deposit (less the amounts paid online) within 48 hours of the end of this online auction. Clauses 6.1, 6.2 and 7.1 of the Holding Deposit Agreement shall be read as amended to reflect this accordingly. The payment to be made via the buyer's solicitor to the vendors solicitor. We therefore recommend all bidders clear Anti Money Laundering Regulations with their solicitor prior to the auction.

Guide Price(s) is an indication of the Seller's expectations. Reserve Price(s) is a figure below which the auctioneer cannot sell the Lots at auction. We expect the reserve to be set within the guide range. Guide prices may change at any time prior to the auction.

PROOF OF IDENTITY
Under Money Laundering Regulations 2007, it is a requirement for Estate Agents to perform due diligence checks on any person who intends to bid at auction. There is a requirement for bidders to register via the online sales site and complete the ID checks. There is no charge for registration.

DIRECTIONS
From the centre of Mount Hawke, drive northwards into Fore Street towards Banns. Ignore the turning to the right into Penhall Lane and follow the road down left into Banns Road. Drive down into the valley and shortly before the pair of stone cottages and bridge on the left, the track to Lot 1 will be seen on the left. Drive along the narrow stone lane for about 150 yards and the entrance to Lot 1 will be on the right-hand side. (For viewing, we recommend parking at the entrance to the track and walking in).

Lot 1 - Water: it is envisaged that the Purchaser will sink a borehole in the grounds (there is an old well). An advisory letter has been obtained by Aquasource (SW) Ltd (see auction pack). Mains Electricity: A quotation for connection has been obtained from National Grid. Mains drainage connected. LPG heating.
