SITUATION
Shears Copse lies in an accessible location situated approximately 1.5 miles to the north west of Winkleigh which has village stores, a post office, a butcher, a primary school, two pubs, a veterinary surgery, a doctors surgery and a church.

The A3124 provides a good road link to Great Torrington, Okehampton and North Tawton and the market towns of South Molton and Crediton are within easy reach of the woodland.

DESCRIPTION
Shears Copse is an attractive deciduous wood which totals approximately 2.76 acres (1.12 hectares).

It is a mostly level area with direct access to the A3124 Which links Great Torrington and Winkleigh. The trees are of mixed ages, with some mature oak and beech trees interspersed with some younger trees. There are some open areas throughout the wood and a variety of flora on the woodland floor, including bluebells during the spring.

There are no mains services connected to the wood.

ACCESS
The woodland has frontage on to the A3124 on its northern boundary. There is presently a pedestrian entrance into the wood, but no vehicular access. The present owner parks on the roadside verge adjacent to the stile into the wood.

Shears Copse is offered for sale by private treaty, as one lot.

TENURE & POSSESSION
The wood is available with vacant possession upon completion. The LEASEHOLD with the remaining term of 999 years from 2013. The freehold belongs to the Woodland Trust.

A copy of a standard Woodland Trust 999 year lease agreement is available from Stags and the terms of the lease stipulate that the wood is to be used as an amenity woodland with access for the public on foot, and the purchaser is not to carry out any trade or business from the wood.

The erection of any building or structure will also require the written consent of The Woodland Trust.

From Winkleigh, proceed north on the A3124 for about 2 miles, passing across the former Winkleigh Airfield. The wood will be found on the left a short distance after passing Rangemoors.
