Lots 1, 2 and 3 are for sale by Online Traditional Auction (unless sold prior). The auction end time for Lot 1 is 4:30pm; Lot 2, 5:30pm and Lot 3, 6.30pm on Monday 29th January 2024. SITUATION AND POTENTIAL
Lots 1, 2 and 3 are situated towards the western edge of the historic mining town of St Just and Penwith in an Area of Outstanding Natural Beauty, a Heritage Coast area, a World Heritage Site and Conservation Area. It is considered that there may be some potential for residential development on part or all of the various land lots - subject to all necessary consents and approvals.

LOT 1 - RESIDENCE AND ADJOING LAND
Goldings was originally a pair of single storey farm buildings which were converted and extended in the 1970s to provide a U-shaped single storey attached residence with car parking. The accommodation layout is as shown on the attached floor plan plan and is presented to the market in need of complete renovation and updating. There is rainwater ingress to some rooms. Attached is a single storey Garage and adjacent small garden to the side. Adjoining are two level pasture enclosures. In total, Lot 1 extends to about 1.36 acres.

LOT 2 - PARCEL OF LAND

TENURE & POSSESSION
Freehold with vacant possession. The completion dates will be as dictated by the legal packs.

BUYERS ADMINISTRATION FEE
The successful Purchasers of each lot will be liable to pay the sum of £5,000. From this a Buyer's fee of £2,400 inclusive of VAT is retained by Stags/Bamboo Auctions as a contribution to the online platform costs, and £2,600 forms part of the 10% deposit.

An additional administrative fee of £1,200 inclusive of VAT (Lot 1) and £600 inclusive of VAT (Lots 2 and 3) will be payable by the successful Purchasers of each of the lots immediately after the online auction.

DEPOSIT PAYMENT
The Seller and Buyer of each lot, agree that the winning Bidder may transfer the remainder of the 10% deposit (less the amounts paid online) within 48 hours of the end of this online auction. Clauses 6.1, 6.2 and 7.1 of the Holding Deposit Agreement shall be read as amended to reflect this accordingly. The payment to be made via the buyer's solicitor to the vendors solicitor. We therefore recommend all bidders clear Anti Money Laundering Regulations with their solicitor prior to the auction.

BOUNDARIES
The Purchaser of Lot 2 will be required to erect a boundary of post and rails between points A and B, as shown on the attached plan for identification purposes only and pegged on the ground.

Guide Price(s) is an indication of the Seller's expectations. Reserve Price(s) is a figure below which the auctioneer cannot sell the lots at auction. We expect the reserve will be set within the guide range. Guide prices may change at any time prior to the auction.

PROOF OF IDENTITY
Under Money Laundering Regulations 2007 it is a requirement for estate agents to perform due diligence checks on any person who intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.

From the clock tower in the centre of St Just, take Cape Cornwall Street. Drive down the road, pass the Community College and Goldings Lots 1 and 2 will then be seen on the left-hand side after a short distance. We suggest walking across Lots 2 and 1 for the purposes of viewing Lot 3.
