SITUATION
Rewe is a small village on the River Culm in the Exe Valley with a parish church and parish hall. The immediate area offers many footpaths and bridleways with a variety of walks from the property, either to the River Exe and popular village of Brampford Speke to the west, or the River Culm and the National Trust Killerton Estate to the east. The property is just over 2 miles from the village of Silverton, which provides local facilities, whilst the village of Stoke Canon with its church, primary school, pub, village shop/Post Office is less than 2 miles down the hill. Though in a rural location, the village lies on the A396, the Exe Valley road between Exeter and Tiverton. Exeter, the regional capital of the South West, is well-served with a good range of leisure and cultural amenities, including substantial shopping facilities.

Communication links are good, with the M5 accessible from Exeter, Cullompton and Tiverton providing links to the A38 to Plymouth, or the A30 to Cornwall to the south, and Bristol and London to the north and east. There are regular rail services to central London from Exeter taking just over 2 hours and Exeter International Airport provides a number of domestic and international flights.

DESCRIPTION
West Ridge is a detached bungalow, in need of modernisation, and is now offered to the market with no onward chain. There is scope for a new owner to reconfigure the accommodation and add their own stamp, subject to the necessary planning consent. The property has substantial gardens, amounting to 0.47 acres.

ACCOMODATION
The front door opens into the central reception hall with two useful storage cupboards. To the left is the kitchen/breakfast room with wall and floor mounted units and appliances. From the spacious sitting/dining room there are sliding doors opening to the conservatory, which overlooks the garden. Further along the central hallway is the family bathroom and two double bedrooms. The principal bedroom overlooks the garden and includes a range of fitted wardrobes. As shown on the floorplan, there is a large loft.

A door from the kitchen leads into the utility with a further range of units with doors to the cloakroom and boot room, which provides access into the garden. There is a further door opening to the front porch with door onto front driveway and door to the large single garage with metal 'up and over' door. This area provides great potential for conversion, subject to gaining the necessary consent.

OUTSIDE
The gardens are a beautiful feature. To the front of the property is a large tarmac driveway providing ample parking and access to the integral garage. Predominantly laid to lawn, the gardens extend to the west. The gardens are fully enclosed with mature trees and hedgerows offering a good degree of privacy. There is an array of inset trees and a wonderful variety of shrubs and plants, including magnolias, Acers, bottlebush, rhododendron and silver birch. The gardens have been thoughtfully designed to provide two different areas with a former summerhouse and three timber sheds to the far end, having been used as a potting shed, workshop and storage shed. The train line runs below the far boundary. In all, the whole plot is 0.47 acres.

SERVICES
All mains services connected.

DIRECTIONS
