Hayne is in beautiful rolling countryside between the popular villages of Cheriton Fitzpaine and Cadeleigh both with busy and active communities.
Cheriton Fitzpaine has a 21st century primary school, two pubs, post office shop, village hall, church and a superb farm shop on the outskirts of the village. Cadeleigh is a smaller village with a parish church, pub and village hall, standing above the Exe Valley, close to the picturesque landmark bridge and weir on the River Exe at Bickleigh.
Tiverton and Crediton are both 7 miles distant offering a good range of amenities, including schools, sports centres, supermarkets, and shops catering for everyday needs. Blundell's independent school at Tiverton offers discounts to local pupils.
This part of Devon is very accessible. At Tiverton there is a dual carriageway link (A361) to the M5 Motorway at Junction 27, alongside lies Tiverton Parkway Railway Station with fast trains to London Paddington. The Cathedral City of Exeter is approximately 11 miles distant and has all the amenities associated with a major regional centre, including an airport with national and international flights.

Hayne for many years was a working farm but now the yard and buildings are redundant. During this time the current owner has also operated a quality bed and breakfast.
It lies in a lovely, rural but accessible location with superb views over the farm land and beyond in the distance to a cricket pitch where the local village team play.
It has the benefit of planning consent to convert the attractive Granary Barn to a dwelling. A purchaser has the opportunity to buy the house (Lot 1) with or without the Barn (Lot 2). There is further land available by separate negotiation to go with both lots.

The house is spacious with over 3000 sq. Ft. Of accommodation. It has stone and rendered elevations with double glazed uPVC windows under a slate roof.
There is great reception space and an excellent farm house kitchen with extensive range of cupboards and drawers, with work surface over, and wall cupboards with various display units and shelving. There is an oven and Oil-fired Rayburn.
There are various period features throughout the property, including superb fireplaces in the dining and sitting room and exposed timber work, along with good ceiling heights.
The views are great from most rooms but particularly from the garden room which is accessed from the kitchen or outside.
On the first floor there is a landing, 5 bedrooms, an en suite shower room, family bathroom and cloakroom (WC).

The property is approached along the private drive. To the front of the house is an attractive walled garden with central pathway with lawn areas to either side with borders and various shrubs and ornamental trees.
Further to the west is a larger garden with productive vegetable patch with the remainder being lawn. There is a useful stone and cob barn in the garden. Beyond is more garden/orchard/paddock. Across the drive is a further area of field.
