The property will be offered for sale by Online Traditional Auction. The online auction is scheduled to end on 21st June 2023 at 6:00pm for lot 1 and 6:30pm for lot 2. The woodland is situated just 2 miles outside the city of Truro, which offers a comprehensive range of retail and leisure amenities together with a train station that offers a main line rail connection to London Paddington.

The Killiow Estate is nearby and the woodland was historically part of this, with the stone ride being the old estate road. There is a comprehensive local network of roads, lanes and paths, ideal for exploring the many creeks and inlets nearby such as Mylor and Restronguet Creek. Loe Beach is just 3.5 miles away and offers various activities which cater for the watersport enthusiast, whilst Trelissick Gardens (a National Trust Property) offers walks across open parkland and woodland, with views down the estuary to the town of Falmouth.

Falmouth itself is a colourful, bustling town, with a range of shops, restaurants, bars and galleries and is home to a beautiful natural harbour, the popular Gyllyngvase beach, as well as Pendennis Castle.

The woodland comprises a variety of tree species including mature sycamore, oak and beech trees, as well as hazel, holly, hornbeam. and rhododendron. There is a stoned ride accessing both lots and they both benefit from frontage along a small stream, with this forming part of the dividing boundary between the two lots (there are some yellow markers which illustrate where this boundary crosses the ride). Much of the woodland is relatively level and parts of lot 1 could be cleared for 28-day camping and to provide firewood.

An existing Tree Preservation Order (TPO) covers a proportion of lot 1 and the entirety of lot 2. More details can be found within the legal pack and buyers should satisfy themselves regarding this.

Mains water and electricity are not currently connected.

The land is sold subject to and with the benefit of any wayleave agreements in respect of electricity or telephone equipment and the property is sold subject to and with the benefit of any public or private rights of way. There are no public rights of way over the land shown on the Ordnance Survey Plan. Lot 2 will benefit from a right of way over the stone ride in lot 1 to enable access.

The property is sold freehold with vacant possession on completion 6 weeks after the auction, or earlier by agreement.

Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.

The successful purchaser(s) of each lot will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.

An additional "administration" fee of £600 including VAT will be payable by the successful purchaser of each lot immediately after the auction. This will be separately invoiced by Stags. The purchasers shall also reimburse the vendor the cost of the searches carried out, on Completion. (This would usually be paid by a buyer in a private treaty sale).

From Truro, proceed down Arch Hill and along the A39 for just over 1 mile, before turning right, signposted Kea Church. Proceed along this road for approximately 1/5th of a mile, passing a pair of semi-detached houses on your right and the access to the woodland is via the next gateway on the right (just before the ford), where a Stags For Sale board has been erected.
