The successful bidder immediately after the auction will be telephoned and given the option to purchase Lot 2 at the pre-fixed price of £100,000 and/or Lot 3 at the pre-fixed price of £45,000. The buyer is required to decide whether to exercise or decline the option at that telephone call.

The successful Purchaser will be liable to pay the sum of £5,000. From this a Buyer's fee of £2,400 inclusive of VAT is retained by Stags/Bamboo Auctions as a contribution to the online platform costs, and £2,600 forms part of the 10% deposit. From Truro take the B3284 towards Perranporth. Drive up out of the city and continue to the village of Shortlanesend. On entering the village, just before the roundabout, turn left into School Hill. Drive down the hill and out of the village. Where the road divides, bear to the right and on reaching the junction with the central grass triangle, follow the road around to the right and drive up hill. Lot 1 and Upton Rise will then be seen as the first property on the left-hand side.
