SITUATION
The land is situated in some particularly beautiful West Devon rolling countryside, about a third of the way between Tavistock /Dartmoor and Launceston, with fine far reaching views, predominantly to the south east. The Launceston junction of the A30 lies 9 miles to the north west and provides a mainly dual carriageway link between Truro (55 miles) and Exeter (40 miles).

The land lies about 200 metres above sea level, in an area regarded as good grass growing agricultural land. It is classified as Grade 3 Land on the Agricultural Land Classification maps. It is accessed from two gateways off a minor road, just off the main Tavistock to Launceston road.

DESCRIPTION
The land is either level or gently sloping and extends to about 27.87 acres of sheltered productive pasture, separated into 6 fields by Devon banks, hedging and stock fencing.

There are two small dilapidated agricultural buildings, a stone barn situated at the northern tip of the land and a tin clad pole barn in poor repair in the southern corner of Field 4228.

A stream runs along the western boundary and a spring fed water course rises on the land and runs through the middle of the property, linking to the stream. Wooded fringes with an abundance of bluebells and other wild flowers border the two streams.

There is potential in the valley at the southern end of Field 4149 to create a spring fed lake, subject to obtaining any necessary consents.
