The Hen House at West Town lies in a rural location off Old Tedburn Road set well back from the road in a slightly elevated south facing location. DESCRIPTION
This detached former poultry building of concrete block and timber walls under a corrugated roof has consent under the General Permitted Development Order - Class Q, for the conversion into a detached two bedroom single storey dwelling. The building occupies a semi elevated position with an attractive south facing outlook over its own grass field and two trees in the distance. The small Alphin Brook is at the bottom of the field. A plan is available from the agents but land owned includes the area on the right as one leaves the road plus its parking area and the small field in front of the building itself. In total the property amounts to approximately 0.58 of an acre as edged red on the plan. The neighbour has a right of way up the track marked between points A to B marked on the plan.

DIRECTIONS
From the Alphington roundabout off the A30 dual carriageway, take the exit towards Ide. After 1.3 miles at the T junction turn left onto the B3212 and within 200 yards turn right onto Tedburn Road. Continue for 2.7 miles where upon the entrance drive to the property and others is on the right at West Town. After turning off the road, immediately after see the parking area for The Hen House on the right. Park here and walk to the right down to the gate which leads up to the land with the building in it (please keep the gate shut for the sheep).

RIGHTS OF WAY
The initial roadway is Hare Lane and ownership starts as one turns right onto the track leading to the barn. The neighbouring farmhouse has a right of way between the points marked A to B shown on the plan with or without vehicles at all times and for all purposes.
