The building plot is approached directly from the road and is situated on the eastern edge of the hamlet of Treskilling and enjoys appealing views towards Luxulyan.

The Planning Permission provides for the erection of a detached house which extends to about 157 sqm (internal area).

On the ground floor is an Entrance Hall, Kitchen, Dining Room, Living Room and Shower Room.

On the first floor there are two Bedrooms with En Suite Shower Rooms, Family Bathroom and two other Bedrooms.

Beyond is a pasture field and in total the Building Plot at Treskilling extends to about 1.9 Acres (0.77 of a hectare).

Travelling east or westbound on the A30(T), exit at Innis Downs Roundabout a few miles to the west of Bodmin. Take the A391 towards St Austell and after about a mile at Lockengate, turn left towards Luxulyan. After nearly half a mile, follow the road around to the left and stay on this road for about a further ¾ mile until reaching a junction. Turn right towards Luxulyan and stay on this road until reaching the village. Drive into the village and follow the road around to the right towards St Blazey. Continue down the hill, pass over the bridge and turn right towards Treskilling, just before The Kings Arms. Drive for about ½ mile to the hamlet and drive up the hill and the entrance to the building plot is on the right-hand side just before the stone cottage on the right (Treskilling Farm Cottage).

Mains water: There is a South West Water plc mains water distribution pipe which crosses the plot.

Mains electricity: Mains electricity is situated to the west and a quotation has been obtained from Western Power Distribution for connection thereto and a copy is available on request from Stags' Truro office.

Drainage: Private drainage to be installed.
