Cranbrook is a new town near the outskirts of Exeter and provides an excellent range of convenience stores, including a Post Office, take away foods and coffee shops. There is also a local pub and community facilities such as a doctors' surgery, primary and secondary schools and the Younghayes Community Centre. The university and cathedral city of Exeter is about 6.5 miles away and provides an extensive range of facilities befitting a centre of this importance, including excellent dining, shopping, theatre, sporting and recreational amenities. Cranbrook Station offers direct links into Exeter and London Waterloo, with Exeter also serving Paddington and, to the west, Penzance in Cornwall. Exeter International Airport lies about 1.5 miles from the property.

DESCRIPTION

It currently comprises of 3 double bedrooms, kitchen, pantry, large sitting/dining room, office/study and family bathroom. There is also an outside w/c and stores. It is set in mature gardens plus further land described below.

THE GROUNDS
Immediately surrounding the bungalow is a lovely sized garden that wraps around the property with established shrubs and mature trees, including heritage apple trees. To the east of Greenacres is a long front garden with a pathway leading to a detached garage and parking area. To the north of the property is a beautiful walled garden approximately a third of an acre laid to grass, with an original subterranean store, plus remains of former greenhouses. Further north to this is a level field of just over an acre with several outbuildings. Both of these large areas have potential for future development as building plots, subject to the necessary consents.

SERVICES
Mains electricity and water. Oil fired central heating. Private drainage.

DIRECTIONS

Follow the lane for the Science Park, going under the M5, and exit the A30 dual carriageway almost immediately onto the old A30 (Science Park and Sowton Village). Continue straight for approximately 2 miles, passing Station Road on your left, then turn left at the sign posted Bluehayes Cattery. Continue along Bluehayes Lane, turning right at the triangle and go down the hill. At the very end of the lane, you will find Greenacres.
