Dartmouth is not your average sleepy coastal town. It is buzzing with culture, art, gastronomic offerings and a lively community spirit. Well known for its famous Royal Regatta and Royal Naval College, Dartmouth is steeped in history and its architecture is unique to the town. Dartmouth appeals due to the variety of recreational activities available along its embankment, the dynamic range of modern and quirky shops, galleries and eateries, which all combine to offer a quality of life like no other.

The Manse, 22 Ford is a charming period Georgian three double bedroom property that has maintained many original features, situated just a short stroll from the heart of Dartmouth, with a large tiered rear garden, front sunny paved veranda and also a private garage situated within walking distance of the property, making it an ideal family or lock-up and leave home.

Front door through to spacious Karndean flooring hallway with original ceiling arch, stairs rising and doors leading to large sitting room with two feature fireplaces, double French doors with wooden shutters opening out onto the veranda with views down the valley towards the town and Kingswear beyond. Across the hallway, the dining room has a window seat, original fireplace and built-in period alcove cupboards and leads into the kitchen with modern white storage units, integrated dishwasher and double electric oven with gas hob and extractor fan over. The rear entrance leads to an outdoor utility room with, storage units and shelving, sink, WC and space for washing machine. A path leads around the rear of the property back through a wrought iron gate to the front door and steps up to the attractive, tiered garden with views down to the river and town.

The bedrooms are located on the first floor and have attractive original fireplaces and built in character alcove cupboards. The family bathroom has a large walk in Grohe shower and bath. Separate toilet. A further smaller room is currently used as a sewing/hobbies room but would make a good office or dressing room.

A door leads to the loft with stairs already in situ and the advantage of being boarded out with pine flooring and ceiling, velux window and feature window which overlooks the hall below.

To the rear of the property is a large tiered garden with garden shed. At the front is a large sunny elevated paved veranda with raised beds planted with mature shrubbery. A private garage is located within walking distance of the property.

All mains services are connected. The property benefits from gas central heating and has recently had a new Worcester boiler installed.
