SITUATION
The land is situated on the edge of the Dartmoor National Park, famed for its hundreds of square miles of superb unspoilt scenery. It lies on the outskirts of Mary Tavy, accessed down a quiet lane and on the banks of the River Burn. It has the benefit of some peaceful walks through it and enjoys stunning views over the ever changing landscape. The area is renowned for excellent walking and horse riding and nearby Cholwell Riding Stables, a family-run business, provides escorted rides across Dartmoor.

Mary Tavy, less than a mile from the land, offers a variety of pubs, a shop, cafe, post office, community hall and a primary school. The market town of Tavistock, some 3 miles distant, hosts a larger range of amenities, including a range of independent shops, pubs and restaurants, hotels and two superstores.

DESCRIPTION
The land comprises 17.5 acres of water meadows with some broadleaf woodland. Most of the open pastureland has stock-proof boundaries.

The land is available as a whole, or in two lots as follows:

Lot 1: 5.28 acres (2.14 hectares) - Guide: £40,000 - £60,000.

Lot 2: 12.46 acres (5.04 hectares) - Guide: £50,000 - £70,000.

It is likely to appeal to purchasers wanting grazing land for horses or other livestock, amenity buyers wanting a base to camp on close to everything the National Park has to offer, or perhaps an investor wanting to own some stunning countryside in a peaceful location with just the sound of the river as it meanders past and the local bird-life.

ACCESS
Both lots are accessed from a private track/drive leading from Burntown. Lot 2 shall be granted a right of way over the stoned grass track of the first field of Lot 1. Lot 2 starts just beyond and to the south of the second gateway. Please note the vendor may consider altering the boundary between Lot 1 and Lot 2 to facilitate better access. Further information available upon request.

SERVICES
There is no mains water connected to either lot, but both are naturally watered by the stream that runs along the western boundary.

DEVELOPMENT POTENTIAL
The land is ideally suited to a range of amenity and alternative uses, many of which can be carried out for up to 28 days under the 28 Day Permitted Development Right rules, such as siting a caravan, camping etc. There may also be potential to erect a field shelter, small stable block or agricultural building or possibly even some glamping accommodation, subject to obtaining the necessary planning consents.
