SITUATION
The land is situated approximately mid-way between Camborne and Connor Downs in a small hamlet known as Roseworthy. The highly regarded Farm Shop and Restaurant at Trevaskis Farm is just 1 mile to the west. There is good access onto the A30 at Camborne West Junction, approximately 1.3 miles to the north east. The land itself is accessed over an unmade track, which is also a bridleway, which leads to Roseworthy Barton and in turn provides access to a comprehensive network of bridleways, paths and lanes. DESCRIPTION
The land currently comprises a single pasture field that is predominantly gently west facing, with more level land on the top. Near the entrance to the field are a total of 9 stables/field shelters (3 have been amalgamated into a large foaling box or hay barn). They are of timber construction with soil floors. The land lies between 35 metres and 50 metres above sea level and is predominantly classified as Grade 3 land. Around the perimeter of the land are well established hedges that provide good shade and shelter and much of the land is naturally quite sheltered and reasonably free draining. SERVICES
Mains electricity looks to be available from the nearby overhead lines. Purchasers must satisfy themselves on this point. Currently water is taken from the stream and some water is also collected in a large tank/water butt from the roofs of the buildings. Alternatively, a bore hole or water bowser could provide additional water supplies.

WAYLEAVES, COVENANTS AND RIGHTS OF WAY
The land is sold subject to, and with the benefit of any Wayleave Agreements in respect of any electricity or telephone equipment crossing the property, together with any restrictive covenants or public or private rights of way. There are no restrictive covenants limiting the use of the land and there are no footpaths or bridleways shown on the Ordnance Survey Plan that cross the property.

PLANS AND BOUNDARY FENCES
A plan which is not to be relied upon is attached to the sale particulars. Purchasers must satisfy themselves from inspection or otherwise as to its accuracy. Within 2 months of completion, the purchaser of Lot 1 shall erect a stock netting fence with 2 strands of plain wire between points A and B and around the access box, as shown on the plan. They shall also install 2 x 12' gates leading out of the access box into the 2 respective Lots.

DIRECTIONS
From Camborne West Junction on the A30, proceed to the roundabout on the Camborne/southern side of the junction. Take the 2nd exit signposted Connor Downs. After approximately 1 mile you will enter the hamlet of Roseworthy. Take the 1st turning on the left, immediately after the red post box and telephone box, onto the unmade track called "Old Mill" Lane. After 150m fork right and the entrance to the land shall be found on your left hand side after 250m. A For Sale board has been erected at the end of the lane.
