SITUATION
The property, which is nestled in the West Devon Countryside, enjoys a private, peaceful and rural position close to the popular market town of Tavistock, approximately 5 miles distant. It sits on the edge of the Dartmoor National Park and enjoys views towards Dartmoor and Kit Hill. Local amenities are available in the nearby village of Lamerton, and include the Blacksmith Arms Public House and a "Good" OFSTED-rated primary school.

DESCRIPTION
An attractive period property that was re-roofed a few years ago and is double glazed but in need of complete refurbishment. It sits in a private position at the end of a long driveway and is part-rendered and part-clad with slates under a natural slate roof. Externally, the house is offered with 21.6 acres, of which 7.7 acres are beautiful bluebell woods complete with a gently tumbling stream and 12.63 acres are pasture. Various outbuildings, including a large farm building, are located around the site.

ACCOMMODATION
The accommodation is clearly identified on the floorplan overleaf being accessed through a canopied porch into a hallway, from where there are doors to a sitting room, a kitchen with a walk-in pantry off and a further reception. A dining room can be found adjacent to the kitchen and there is a ground floor shower room found off the second reception room. Off the first floor landing are 3 double bedrooms, a single bedroom/dressing room and a family bathroom. The house is in need of full refurbishment throughout.

OUTSIDE
To the south and west of the farmhouse are attractive, well-tended gardens, mainly laid to lawn with beds and mature shrubs. There is a terraced seating area, and beyond this is a polytunnel and a number of outbuildings before you reach the woodlands, which are a carpet of bluebells in late spring. A path leads down to the stream and a ram pump which provides a water supply to the two pasture fields.

The rest of the land backs on to the farm building, found further up the driveway, and is mainly split into two fields which are bordered by a mixture of natural hedging and fencing.

FARM BUILDING
A substantial general purpose, timber-framed agricultural building (20.5m x 18.5m (67' x 60')) is situated beside the drive, to the northwest of the farmhouse. This versatile building has potential for a number of alternative uses, subject to obtaining any necessary consents.

SERVICES
Spring-fed water supply (although mains water is available for connection from a meter point along the driveway). Mains electricity, private drainage, solid fuel Rayburn for cooking and hot water. Please note that a new sewage treatment plant has been quoted for to replace the current drainage setup, details of the proposed installation can be provided by Stags.

DIRECTIONS
Approximately 0.6 miles after passing Carr's Garage, on a gentle right hand bend at the top of the hill, you will find the entrance to Wonwood Farm on your left. A For Sale board has been erected.
