Barnacott is a tiny hamlet closest to the village of Westleigh, which in itself dates from Saxon times and is mentioned in the Doomsday Book. Located within easy walking distance of the Tarka Trail and Taw and Torridge estuary and the village of Westleigh boasts a population of only about 100, it occupies a quiet elevated site where cottages cluster around the church, the inn and the cricket field. DESCRIPTION
A detached period barn which comprises a main masonry built area to the front, together with timber frame projection to the rear. The exact date when the building was constructed is not known but older parts are thought to be at least 150 years old. The main roofs are currently pitched and have coverings of corrugated metal sheeting. The walls in the principal front part, are of solid masonry constructions, comprising a mix of cob, stone and concrete block. The rear attached section has walls of timber frame construction, clad with corrugated metal sheeting. The ground floors within the barn comprise a mix of finishes including an uneven concrete screed and bare earth. There is a small outbuilding block attached to the left of the main barn, this is of single skin block work construction under a roof of corrugated metal sheet.

PLANNING PERMISSION
We understand that planning permission was granted by North Devon District Council on the 1st September 2017 for prior approval for change of use of agricultural building to one dwelling (Class Q (A) (B)). The planning reference is 63342. The proposed dwelling will be residential with accommodation to be arranged over 1 level, incorporating open plan living room, dining room and kitchen in the original structure with inner hall, 2 bedrooms, bathroom and utility room within the lean to area. The planning permission provides for parking space and turning, as well as a limited area of garden surrounding the barn, beyond is additional agricultural land, in all amounting to about 0.398 of an acre, bounded by hedging.

SERVICES
We understand that a mains electricity supply runs nearby, a purchaser will need to install their own private water supply, as well as private drainage. A buyer will also have the choice of central heating modes.

DIRECTIONS
From Barnstaple at Roundswell take the Old Bideford Road signed Holmacott. Go over the mini roundabout straight ahead continuing in the direction of Bideford. Pass through Holmacott village, continue along the same road, drop down the hill and at the bottom of the valley turn right at the sign posted Trayhill. Climb this narrow lane to the top, bear right into the no through lane and the barn will be found at the end of the road.
