Mill Leat Copse is situated along a small quiet country lane near the popular village of Farway, amongst the rolling countryside of East Devon, a designated Area of Outstanding Natural Beauty. The copse, as its name suggests, has a former mill leat along its eastern boundary running parallel with the council lane, whilst the River Coly meanders along the western boundary. Although not fully utilised at present, there may be the possibility of reinstating the leat (subject to consents) from the weir at the northern end of the property in order to generate electricity.
The woodland comprises a mix of mature, planted and naturally regenerated deciduous trees with specimen oak trees. The woodland varies in density with some small clearings giving plenty of light for a wealth of wild flowers, including bluebells and wild garlic through the spring.

From the centre of Honiton proceed up New Street turning left at the roundabout at the top of the hill and turn immediately right signposted to Northleigh. Continue along up the hill and passing the golf course on your right proceed for less than one mile and fork right signposted to Farway and Northleigh. After less than 1/2 mile turn right signposted Poltimore and stay on this road going down the hill. At the bottom of the valley the mill leat copse will be on the right hand side.
