SITUATION
Approximately one mile from the traditional fishing village of Porthallow which can be reached by public footpath, Tregoss Barton is situated in the small rural hamlet of Tregaminion and enjoys delightful views across local countryside to Falmouth Bay.

Porthallow has a limited range of local facilities including The Five Pilchards Inn and was once a busy cove engaged in the pilchard industry. Today a small number of local fishermen still use the cove and the attractive pebbly beach has become a favourite for its superb views across the mouth of the Helford River. Within approximately one and a half miles is the traditional village of St Keverne which provides an excellent range of local amenities, whilst more extensive facilities are available within the historic market town of Helston, some twelve miles distant.

Nearby beaches and coves include those at Coverack, Kynance and Kennack Sands, whilst the beautiful wooded creeks of the Helford River are also readily accessible.

THE PROPERTY
Nestling within mature grounds of just over one acre, Tregoss Barton is an attractive converted barn featuring handsome mellow stone and granite elevations. Converted by the Vendor, the property enjoys wonderful views and offers well-proportioned family accommodation together with particularly substantial and useful outbuildings.

The principal Reception Hall opens to the spacious Kitchen/Dining Room with a range of hand-built rustic units and views over the courtyard. From here there is access into the timber framed Conservatory which is a great space to relax. Completing the ground floor is a Utility Room and the formal Sitting Room with exposed floorboards.

Rising to the first floor is the Landing with tall windows overlooking the driveway and beyond. From here access is afforded to all Bedrooms, two of which benefit from En-Suite facilities, together with the Family Bathroom.

GARDENS AND OUTBUILDINGS
Accessed over a no-through road and forming part of a small rural hamlet, Tregoss Barton is approached over a private chipped driveway which culminates to the south of the dwelling with ample parking. Adjacent to the driveway is a substantial Outbuilding with flexible space. On the opposite side of the dwelling and forming the second side of the courtyard is a sizeable Workshop extending to some 45 feet in length; again a particularly useful and flexible space. At the western end of the house is a timber addition.

The surrounding gardens have been thoughtfully landscaped with a variety of seating areas and, in addition to those that immediately surround the dwelling, there are grounds at a higher level approached over meandering pathways with great views being enjoyed from the higher level. Again, sensitive planting has taken place dividing into lawns and vegetable gardens, together with storage areas.

A public footpath passes through and skirts the main section of garden with gates opening from the driveway and allowing access to an additional gravelled area. Beyond this is a further vegetable garden.
