Residential Lettings

Stags is one of the leading West Country Lettings agents with an established and diverse letting portfolio. We are currently looking for a full time lettings negotiator, based in our Tiverton office covering the Mid and North Devon area.

This is an excellent opportunity for the right candidate to join the friendly and dedicated team with the scope to develop and progress.

This varied role will include dealing with all aspects of residential letting and is ideally suited to someone who is well organised, has good IT knowledge and is used to working under pressure.

As part of the team, you will be dealing with;

We have a fantastic opportunity for a competent administrator to join and support our small team of surveyors working from the Launceston Office as part of the Cornwall Professional Services department. The team primarily focus on servicing a strong and varied pipeline of rural professional work, including: Red Book valuations (loan security, tax and contentious); Landlord and Tenant work; wayleaves and easements; Basic Farm Payment and Countryside Stewardship; rural planning (alongside our specialist planning team). The existing team works closely with Stags offices, property professionals, and property and land owning clients.

The purpose for this role is predominantly to provide secretarial and administrative support to our team.

The Candidate:

The successful applicant will have a flexible ‘can do’ positive attitude, fast learner for in house software systems, self-motivated and will ideally have previous experience supporting a busy team as well as being able to use own initiative and prioritise their workload. The ability to work as part of a team is essential and attention to detail is key.

An understanding of the rural environment and property management experience would be advantageous but is not essential as well as experience of working in an office environment.

Day to Day Tasks:

  • Fielding calls/client enquiries/emails for the department
  • Diarising appointments and meetings
  • Maintaining an up to date database – adding new clients, maintaining existing clients’ details
  • General ad hoc – typing (correspondence, valuation reports, internal documents), filing, invoicing, scanning, photocopying, stationery supplies
  • Assisting with due diligence searches as required
  • Liaising with other offices and departments across the firm
  • Assisting with marketing for the department

Essential Skills & Experience:

Commercial

Stags is a South West Property firm with an established Commercial and Block Management department based in its Fore Street premises in Totnes.

Due to retirement we have an excellent opportunity for an experienced Commercial Surveyor to run and head up this department with a brief to oversee the existing portfolio plus develop and expand the commercial business taking advantage of the Stags network of 22 offices and property related client base throughout the region.

The ideal candidate will have 5 to 10 years post qualified experience, have strong management and organisational skills and will be used to working as part of a small team. The role primarily comprises the following:

Commercial properties:

  • Manage all kinds of property on behalf of a landlord to meet the landlord's contractual obligations. This includes ensuring compliance with the conditions of the tenancy, collecting rents and service charges and handling building maintenance and repair
  • Responsible for the property management accounts team
  • Review and enforcement of tenant lease covenant compliance
  • Setting, managing and reporting on annual maintenance and service charge budgets
  • Advice on the purchase and sale of individual investments
  • Assess properties for business rates, capital taxation, acquisitions and disposals
  • Able to write clear, concise reports with well-argued conclusions & recommendations
  • Deal with the sale and letting of commercial premises

Block Management:

  • Acting for Directors or Freehold Management Companies managing the communal areas of clients’ properties both fully residential and part residential and part commercial
  • Managing the budget and maintaining records of any expenses and income
  • Attending Directors Meetings and AGM’s
  • Preparing annual service charge budgets and Certificates of Expenditure
  • Dealing with leaseholders’ enquiries
  • Apply appropriate law for landlord and tenant negotiations and enforce health and safety regulations
  • Managing contractors and visiting sites to compile schedules of works
  • Dealing with insurance renewals/claims and any major client works

Agriculture

Stags’ Agricultural Sales department runs agricultural machinery and associated equipment sales through Online Timed Auctions with items entered from across the whole of the South West.

Throughput from the Online sales has increased markedly over the past 12 months and Stags’ are looking to recruit a full time administrator to join this growing department. The department also runs On Site Sales which hopefully will restart when Covid restrictions are lifted, as well as three livestock markets being South Molton, Honiton and Tavistock.

Key roles include:

  • Online sales, putting lots onto the system, invoicing and organising purchased item collections
  • Use of sales software (Newline), training will be given
  • Promotion of all sales including social media posts (ie Facebook)
  • Update and manage the departments website pages
  • Booking in stock in markets, invoicing and sale processes
  • Updating customer databases
  • General office administration

We are seeking a strong communicator who is hands on, personable, able to deal directly with clients and is a team player. The department is run from our South Molton office and the role is primarily office based.

An agricultural background and an understanding of auctions are desirable as well as good IT knowledge.
