Professional Services

We are seeking an experienced RICS Registered Valuer/Rural Surveyor to join our Somerset team, operating for our Wellington office.

The role would suit an experienced Rural Surveyor (ideally 5+ years PQE) who is self-motivated to develop themselves and the business across the region, working together with our existing team of surveyors and property offices.

The main areas of work will include carrying out formal “Red Book” RICS compliant valuations in “free form” as well as a mix of rural surveyor work to include general agricultural tenancies, BPS and grant applications, compulsory purchase and compensation, estate management, rural planning and renewables.

Commercial

Following the successful merger of Michelmore Hughes and Stags during the summer of 2018 we now have one of the largest property management and professional services teams in the West Country, with a desire to continue to expand and develop this department.

Therefore, to facilitate the growth we are experiencing, alongside a planned retirement of a long-standing member of the team over the next few years, we are seeking to recruit an experienced Team Secretary/Property Administrator in Totnes Fore Street Office.

The Role:
A fantastic opportunity to join our busy established team of surveyors and valuers, client accountants and support staff working from the Totnes Office.

The purpose of this role is predominantly to provide secretarial and administration support to our team of surveying staff across both the portfolios of let properties we manage and also with the ad-hoc professional report writing we undertake. The role can therefore be moulded to suit either someone with secretarial or property administration skills depending on applications received, or a mixture of both.

The Candidate:
The successful applicant will have a flexible ‘can do’ positive attitude, self-motivated and will have previous office experience ideally supporting a busy team as well as being able to use own initiative.

Stags is a South West Property firm with an established Commercial Management department based in its Fore Street premises in Totnes.

Due to retirement we have an excellent opportunity for an experienced Commercial Surveyor to join the department working alongside and with the Professional and Estate management team. A brief to oversee the existing commercial portfolio plus develop and expand the commercial business taking advantage of the Stags network of 22 offices and property related client base throughout the region.

The ideal candidate will have 5  years plus post qualified experience, have strong management and organisational skills and will be used to working as part of a small team. The role primarily comprises the following:

  • Manage a variety of commercial property on behalf of a landlord to meet the landlord's contractual obligations. This includes ensuring compliance with the conditions of the tenancy, collecting rents and service charges and handling building maintenance and repair.
  • Review and enforcement of tenant lease covenant compliance.
  • Setting, managing and reporting on annual maintenance and service charge budgets
  • Advice on the purchase and sale of individual properties.
  • Dealing with a small residential portfolio directly linked to the commercial properties.
  • Working alongside the accounts team.
  • Assess properties for business rates, capital taxation, acquisitions and disposals as required.
  • Deal with the sale and letting of commercial premises
  • Dealing with insurance renewals/claims and any major client works

Agriculture

Following the continued growth of Stags’ Agricultural Sales department, we are seeking an adaptable and hardworking individual to join the existing On Site & Online Sales and Livestock Markets team.

The position is a full time, varied and exciting role working across the whole of the South West. Our sales business includes on site sales, online timed auctions, three livestock markets, permanent auction site, valuations, private treaty sales and seasonal sales of standing crops, fodder and grass keep.

The successful candidate will be able to be hands on when required, feel comfortable around livestock and be able to deal directly with clients. Our office base is in South Molton and the position would suit both an aspiring auctioneer or an established machinery/livestock sales operative.

An agricultural background and a basic understanding of livestock and auctions are desirable with a full UK driving license being a necessity.

IT knowledge and good written and verbal communication skills are preferred.

Training will be given as well the opportunity to develop and add further qualifications in the future.

Accounts

The Fore Street, Totnes office of Stags is where our Rural Estates and Commercial Property Management arm of the business called Michelmore Hughes Stags is operated alongside Professional Services.

ROLE OVERVIEW

Accounts Manager is a key role in the business, working alongside one other member of the accounts team. You will assist with the day to day processing of rental income & expenditure, client account bank reconciliations and remitting to clients. Additional responsibilities include, but are not limited to:-

Property Management & Accounting

Working in conjunction with the Commercial Department Manager in the preparation of annual budgets for Block Management and Mixed/Commercial developments, preparation of Annual Service Charge Accounts or Service Charge expenditure Certificates for same, ensuring correct charges are recovered from Leaseholders and tenants, in accordance with the terms of their lease. Preparation of Annual Accounts for both Commercial and Rural Estates clients & liaison with clients' accountants and auditors. Regular reporting to clients of their income and expenditure and remitting balances in a timely fashion. Production of fee accounts on remittance. Client payroll using Sage Payroll.

HMRC & Compliance

  • Annual Non Resident Landlords income reporting
  • Annual Statutory Notice return for all other rental income.
  • Quarterly VAT Returns
  • FCA submissions
  • Making Tax Digital

Insurance

MH Stags acts as intermediary for insurance services on many of our managed properties. The Accounts Manager is responsible for holding insurance documents, keeping files up to date with mid-term adjustments and paying premiums. In addition, you will be responsible for recovering premiums from tenants/leaseholders as required.

General Office Administration

Recording and reporting to Head Office of fee income and office expenditure, together with completion of weekly returns and monthly departmental analysis to head office. Recording staff absences, handling petty cash, maintenance of client files.

EXPERIENCE - You should have experience in a senior accounts role, possibly dealing with multiple client entities. A good knowledge of bookkeeping and experience in preparing accounts to trial balance is essential. Some basic payroll experience would be beneficial, but training can be given. Previous exposure to commercial leases and service charge recovery would be useful but not essential. Previous experience of handling Client Money and RICS (or other professional body) compliance would be advantageous. MH Stags use MRI/Qube Property Management software for all rental properties and exposure to this or similar would be useful.

EDUCATION - AAT would be desirable, but applicants who are QBE and showing relevant recent experience will be given equal consideration.

SKILLS - A high level of numeracy with a methodical approach and an eye for detail are essential. You will be organised and be able to prioritise workload to meet deadlines. A good working knowledge of Excel is a must.

LOCATION - >Fore Street, Totnes although we would also consider Tiverton (Head Office).

HOURS Full time Mon-Fri 0845-1730; 1 hour for lunch. Applications for slightly less hours may be considered. Please detail if applicable.

SALARY - Commensurate to qualifications & experience.
