It is not unusual for the sale of farms and land to run into months (and sometimes even years), so it is refreshing to be able to relay the news that this month Stags Farm Agency sold some land at Lapford, Mid Devon in just 23 days.
The Land at Eastmere Farm extended to 4.49 acres of grassland, subdivided into a number of enclosures. Bounded by a mixture of young hedgerow, river, post and stockproof netting, the land gently slopes down from the road and levels out next to the picturesque River Yeo on the south western boundary. Close to the entrance is a timber frame building used to provide four stables and a store. The land sold close to the guide of £43,000.
According to George Alder, Head of Farm Agency, the transaction went as smoothly as one could hope for. “Both buyer and seller were keen to get the deal done by the end of the month, and their respective solicitors took up the challenge to make it happen for them. In just 3 weeks the legal paperwork was completed, and the buyer was able to move his 4 cows onto the land at the end of November.”
