Small Sites, Big Opportunities: Unlocking Value with Rural Housing Land

Small Sites, Big Opportunities: Unlocking Value with Rural Housing Land With demand for rural housing on the rise, landowners have a valuable opportunity to bring forward small development plots or exception sites. In this article, Architectural Designer Jason Jones explains how well-planned schemes can meet local need, add value to underused land, and benefit the wider community, supported by expert advice from the Stags Planning and Design teams.

With growing pressure to solve the rural housing crisis, farmers and landowners are well placed to bring forward small development plots or rural exception sites that provide much-needed homes—and unlock real value from underused land.

Small sites can be sensitively integrated into village edges or infill plots, especially where there’s a clear local need. Rural exception sites—typically delivered just outside settlement boundaries—are supported by planning policy for affordable housing where there is community benefit and a local connection.

For landowners, this presents a valuable opportunity. Modest plots can generate capital receipts or create housing for farm workers or family succession. At the same time, landowners can partner with housing associations or developers to ensure schemes are viable, attractive, and deliver lasting benefits to the area.

Planning success depends on site suitability, access, landscape setting, and early community engagement. However, with the right advice and a design-led approach, even small parcels of land can achieve meaningful planning outcomes.

At Stags, our Planning and Design teams work closely with landowners to appraise sites, prepare robust planning submissions, and collaborate with our Development Land team to identify strategic options and bring opportunities to market. We provide expert support throughout the planning and design process in order to maximise the development opportunity.

If you own land on the edge of a village or have a field that could work harder for you and your community, now is a good time to explore its potential.
