Heritage Services: Stags assists in obtaining a Change of Use for a former Georgian Townhouse in Torquay

Stags Planning and Design Team is very proud to announce planning consent for a project at Parkhill, Torquay, where our client sought the change of use of the site from office space (Use Class E) to a residential use (Use Class C3) along with the Listed Building Consent (“LBC”) required for the change of use (“CoU”).

The building is a Grade-II listed Georgian townhouse, built in the 1820’s by a family of well-known local architects, and is located centrally in Torquay. The wider site forms part of group of terraced properties which all feature in the listing.

As part of the scheme was to turn the offices into a dwelling, it was necessary to seek LBC along with the application for the change of use of the site. This involved careful research pre-submission into the site’s history to demonstrate that the CoU would in fact restore the former use of the site and provide an ideally located home for a prospective resident. Post-submission, the scheme required careful negotiation and discussion with the council over the internal details of the proposal to make the scheme acceptable to heritage officers.

As such, we were delighted to announce to our client that consent for the change of use of the site and for the listed building consent necessary to achieve the internal changes had been granted.
