Government announces reduction to current tenancy notice periods

Claire Pile MARLA of Stags Residential Lettings is pleased to report that the Government has announced changes to the current notice periods in line with the phased easing of restrictions. Although notice periods are still longer than pre COVID, as of 1st June 2021 the current 6 month notice period will be reduced to 4 months. Subject to the progress of the roadmap and the easing of restrictions, notice periods are hoped to return to pre-pandemic levels from 1st October 2021.

For those serious cases where tenants are in significant arrears, cases of domestic abuse or anti-social behaviour the notice periods have also been reduced further with the ban on bailiff-forced evictions lifted from 31st May 2021.

“Although there is still some way to go, this is welcomed news for landlords who, in many cases, have genuine reasons for requiring possession of their property. We now at least have some clarity as to how we ease out of the restrictions and return to the normal”.

Stags are pleased at the low level of arrears within their portfolio which is mainly as a result of landlords and tenants working well together and communicating in order to create payment plans. In an effort to continue support to tenants the Governments Job Retention Scheme as well as Universal Credit Uplift will remain place until the end of September.
