Changes to EPC regulation

A number of legislation updates and compliance changes have affected the private rented sector in recent years, some of which are still not widely known to many landlords. One of the key changes that will affect the industry is due to be implemented from April 2018, which came into the place following the Energy Act 2011.  

From April next year the current proposed changes would make it unlawful to let residential or commercial properties with an EPC rating of F or G (i.e. the lowest two grades of energy efficiency).  Fortunately over 80% of properties meet the requirements but there will be a number of properties that when let or renewed after April 2018 may require some work in order to meet these minimum standards.  There is still a considerable amount of clarification prior to legislation being fully implemented regarding listed properties and properties constructed prior to a certain date, with final clarification awaited.
