SITUATION Tregear Cottage is ideally situated on the edge of the Roseland Peninsula in the popular and pretty hamlet of Polmassick.
Polmassick is well situated to access the attractive beaches of the south coast from Gorran Haven, Vault Beach, Hemmick Beach, Caerhayes, East and West Port Holland, Carne Beach and Porthcurnick Beach, as well as renowned walks along the Southwest Coast Foot Path. The Lost Gardens of Heligan are about 2 miles and the historic fishing harbour of Mevagissey about 3 miles.
The town of St Austell is about 7 miles to the north-east and the cathedral city of Truro being the retail and commercial centre of Cornwall, about 12 miles to the west. There are stations on the London Paddington line from both Truro and St Austell.
THE PROPERTY Tregear Cottage offers a wealth of charm and character fully reflected in its status as a Grade II Listed Building of Special Architectural or Historic Interest. Indeed, the cottage presents a number of character features including fireplace opening and ceiling beams.
The front door opens to a fine open-plan Living and Dining Room with beamed ceiling and wood floor. This is a delightful room. Beyond is a Kitchen which offers a range of base and eye level units with stainless steel single drainer sink unit and built-in oven with hob and extractor hood over. There is space for a free-standing refrigerator freezer and stable style door to the outside car parking and gardens.
Off the main open-plan Living and Dining Room is a second Reception Room with double aspect and which could be used as a small third Bedroom if desired.
Stairs lead down to a Basement Utility Room with tiled floor and there are also stairs which lead to the first floor Landing off which are two Double Bedrooms - the main with a range of fitted triple wardrobes and the second an En Suite Shower Room. DIRECTIONS From Truro take the A390 towards St Austell and drive to and through the village of Grampound. Shortly after leaving Grampound, at the top of the hill, turn right towards Gorran Haven. Drive for about a mile and ignore the turning to the left towards Mevagissey and after about a further ¼ mile, turn left towards Caerhayes. After nearly a mile, where the road divides, bear to the left towards Polmassick and drive up over the hill and down into the hamlet. Pass over the bridge and continue straight on towards Gorran Haven and Tregear Cottage will be seen on the left-hand side after about a further 200 yards.
