SITUATION
Pilot Gig Cottage is situated in a magical creekside location between the village of Devoran and the hamlet of Point, providing a perfect mix of a tranquil and scenic setting with easy access to Truro and Falmouth. This exceptional waterside setting lies on Restronguet Creek which in turn leads to the fine day sailing waters of The Carrick Roads.

Literally a 'stones throw' away is the historical Carnon Mine complete with the remains of the Grade II Listed Engine House, a delightful spot to sit and enjoy the view or launch small craft, kayaks and paddle boards from.

The nearby village of Devoran offers a range of local facilities including a doctor's surgery and the Old Quay Inn. Truro is around 5.5 miles whilst the historic town and port of Falmouth is approximately 9 miles. Truro has a mainline rail connection to London Paddington.

NOTE
The former owner of Pilot Gig Cottage was the legendary master gig builder, maritime historian and author, the late Ralph Bird. During his career, Ralph built 29 gigs and was responsible for drawing up the specification, based on the Treffry, upon which all modern gigs are now based. Ralph was a founding member of the Cornish Pilot Gig Association which revitalised gig rowing in the late 1980s and has developed exponentially ever since.

THE PROPERTY
Just a few metres from the waters edge on the Old Tram Road, Pilot Gig Cottage is an attractive attached cottage that truly enjoys some of the finest views across this most captivating of creeks.

The cottage itself has an exposed stone front elevation and offers comfortable accommodation that would now benefit from updating. On the ground floor is a cosy sitting room, study/dining room together with the kitchen and bathroom. On the first floor is a bedroom area that is open to the staircase along with two further bedrooms, one of which leads off the central space and benefits from an elevated sun deck.

OUTSIDE
Most unusually for an attached cottage, the property stands amidst a particularly generous plot of around 0.3 acre with a long frontage to the Old Tram Road and two large workshops that sat at the heart of Ralph Bird's gig building. The buildings have been in situ for many years, extend to around 900sq ft and have vehicular access off the Old Tram Road. They could present a number of potential development opportunities to an incoming purchaser (subject to obtaining necessary consents).

Above the workshops is a large sun deck, summerhouse, dilapidated open sided structure and lawned gardens all of which overlook the creek.

SERVICES
Mains water and electricity. Private Drainage. LPG central heating.

DIRECTIONS
Proceed to either Devoran or Point and take the Old Tram Road. Pilot Gig Cottage is between the two, opposite Carnon Mine
