The Vineyard
A long-established vineyard producing an average 12,000 bottles per year (2019, 2018 and 2017) of red, white, rose and sparkling wine. Potentially, with the current staffing, wine making expertise would not be essential. The wine sales are complemented by popular wine tours (up to 1000 tours and tastings) and 'Rent a Vine' package. The majority of the wine is sold in the bistro creating a maximum margin and sales via the tours and 'Rent a Vine' making up the remainder. There has been significant investment in the winery equipment and building. Several thousand bottles of wine are also stored in the bonded warehouse on site. With the events venue established, significant future wine sales will surely follow.

The Holiday Lodges
The 6 identical two-bedroom lodges were built in 2017 and designed to a contemporary style and beautifully finished and presented. These very popular holiday lets now produce significant income, with the majority coming from direct bookings.

The Bistro & Vintner Room
Following the extension and refurbishment of the building, this part of the business has grown significantly. The addition of the Vintner Room in 2019 to cater for business conferences, meetings, birthday celebrations and wedding receptions. Both have outside seating areas and from here the views are quite breath taking over the valley beyond to the sea at Teignmouth in the distance. The whole, outside and in, has the capacity for 205 covers. The majority of the wine sales are through the bistro providing maximum bottle price at the table. With the wine tours and the lodge accommodation also providing a good source of customers for food and wine sales, with this only increasing if the accommodation was increased in the future, subject to planning.

Land and Outbuildings
The whole extends to approximately 14 acres of mostly vines, with pasture and rough grazing on the steepest land at the far end. A car park on site is provided as well as a useful, custom-built, machinery barn with 3-phase electricity and workshop space. Potential exists within the grounds to increase the number of lodges, subject to the relevant permissions being sought. A natural spring is located on the land and previously had permission to extract 20,000 litres per day, that would require updating, which potentially provides a separate opportunity to create local spring water to sell.

Directions
From the A380, on approaching Newton Abbot, turn left onto the A381 towards Teignmouth. Follow this road for approximately 1.5 miles and turn left signposted 'Village Centre'. Follow this into Bishopsteignton village and continue straight on to the centre. At the Ring of Bells pub, turn left into Radway Hill and proceed to near the top, turning left into Old Walls Hill. The Vineyard can be found just after the buildings on the left.
