SITUATION
Illogan Churchtown is situated approximately two miles inland from the popular North Cornwall stretch of coastline between Newquay and St Ives. The property itself is set on the edge of the village close to a wooded valley which runs down to Portreath with its harbour and sandy surfing beach.

With access to the A30 only three miles away, the property is perfectly located to explore the coastline with its many secluded coves and cliff-top walks and to take advantage of the numerous attractions that Cornwall has to offer.

Picturesque St Ives is about 15 miles distant whilst Truro, with its excellent shopping centre and independent schooling, is approximately 12 miles.

Illogan provides a good range of local facilities including public house, local grocery stores, churches, doctors' surgeries and a primary school which is opposite Maningham. Tehidy Country Park and Golf Course are nearby and there are a number of beautiful National Trust gardens within easy driving distance.

HISTORY
Maningham was originally the Rectory to the Church of St Illogan dating to 1783 when it was built by Lord De Dunstanville for his brother The Reverend John Basset.

In 1958 The Rectory was considered too large for modern use and was sold as a private dwelling. The current Vendors purchased the property in 2000 and subsequently completed a renovation programme to create a magnificent family home.

THE PROPERTY
Maningham is an exemplary Grade II Listed Georgian residence nestling amidst landscaped and tree lined gardens of approximately four acres.

This elegant period home features handsome sandstone ashlar elevations and offers around 7,350 sq ft of accommodation arranged over three floors.

Sensitively renovated shortly after purchase, this magnificent home retains a significant number of period details including multi-pane sash windows with working shutters, intricate ceiling cornicing and roses and the truly wonderful principal Reception Hall with open-well curved stone staircase rising to the galleried Landing. Radiating off the formal Staircase Hall are two elegantly proportioned Reception Rooms together with a Study, all with tall multi-pane sash windows overlooking the manicured grounds to the north and south. A stone staircase descends to the extensive full service Basement.

Continuing into the east wing is a further Reception Room together with the comprehensively appointed Kitchen, Pantry, Breakfast Room and the impressive large Conservatory facing south over the garden and woodland beyond.

Rising to the first floor are found six Bedrooms (four En-Suite) together with a family Bathroom.

At lower ground floor level is the Basement that extends to some 2,345 sq ft in size being sub-divided into numerous rooms and storage areas, most with windows. There are two independent staircases rising to the ground floor together with external access.

THE GROUNDS
Maningham benefits from two separate driveways providing access to the east and west wings of the property. Both are tree lined with the eastern driveway leading to a delightful granite chipped courtyard and the west to the main five-sided Entrance Porch.

On the southern side is a raised paved sun terrace overlooking the thoughtfully landscaped lawn, bordered by profusely planted flower and shrub borders together with woodland. Discreet pathways meander through this section of the grounds leading to shady dells and woodland clearings planted with stunning collections of magnolias, camellias, azaleas and rhododendrons presenting a breathtaking display of spring colour. Bluebell woodland completes the spring picture on the northern boundary.

In total, the grounds extend to approximately four acres and are, without doubt, an outstanding attribute of the property.

OUTBUILDINGS
Within the eastern courtyard are a range of impressive outbuildings including a Double Garage with Workshop to the rear.

In addition there is a substantial two-storey Garden Workshop' with handsome exposed stone elevations. The ground floor comprises a sizeable L-shaped room with a range of kitchen units and staircase rising to the first floor where there are two rooms, together with a Bathroom. Subject to obtaining all necessary consents, scope may exist to utilise the building for additional accommodation.

The outbuildings are completed with a large log store and a delightful timber framed Greenhouse.

SERVICES
Mains water, electricity and gas. Private drainage. Gas fired central heating to the main residence and gardener's workshop.
