The new ‘normal’ for a letting agent

We are in the grips of a pandemic which has changed our lives at a speed that many of us would have never imagined. The way in which we all go about everyday life has changed; the way we ‘go to work’, do our shopping, exercise, socialise and communicate now looks very different.

Claire Pile MARLA of Stags Lettings explains that some may think that with the current movement restrictions in place there is little for a letting agent to do but now more than ever, we are supporting our landlords and tenants to maintain the new ‘normal’.

The team are dealing with daily enquiries, arranging essential/emergency maintenance, ensuring, where it is safe to do so, that all annual safety checks are carried out, liaising with contractors, agreeing the renewal of those tenancies coming to end, and importantly processing and paying rents to landlords. In some cases, the added financial strain some tenants have found themselves under is also resulting in rent payment negotiation.

Alongside the ongoing daily management, we continue to receive a high level of demand from potential tenants who are looking to move as soon as the restrictions allow, as well as those from landlords who are keen to market their property to secure a future income.  

The rapidly evolving situation means we are all having to adapt with modern technology now featuring more than ever, whether virtual viewings, online calls for potential landlords and tenants to ‘meet’ or to hold conversations with colleagues. Although these modern methods will not replace a physical viewing when restrictions allow, it does mean we are able to agree tenancies in preparation for when movement can safely happen, providing some reassurance to those in difficult situations relying on a move.
