Architectural design plays a crucial role in ensuring that new homes and residential conversions provide adequate space for comfortable and practical living. The Government’s Nationally Described Space Standards (NDSS) set clear minimum requirements for internal floor areas and room sizes to safeguard quality of life for occupants. These standards aren’t arbitrary—they are based on research into the space people need for day-to-day activities, storage, and circulation. Adhering to them ensures that homes are not just visually appealing on paper, but also functional and sustainable in the long term.
However, it is surprising how many newly built or converted properties fail to meet these standards. In many cases, this shortfall is the result of post-planning changes made by developers—often to maximise profit by squeezing in an extra bedroom, or reclassifying a small study as a single bedroom without meeting the minimum 7.5m² requirement. While such changes may appear minor, they can significantly reduce the usability and comfort of the home, and in some cases, compromise compliance with planning conditions or housing quality assessments.
The implications of failing to meet NDSS are not just felt by future residents. Non-compliance can result in planning enforcement issues, reputational damage for developers, and reduced marketability of the property. A home with undersized rooms or overall Gross Internal Area (GIA) below the required threshold may struggle to achieve its full value, particularly as buyers and tenants become increasingly aware of space standards.
