Stags Spring Equestrian Market

Spring has certainly sprung, with a number of quality equestrian properties being purchased in recent months. 

Despite a general lack of new country property coming to the market, there has still been a flurry of activity from a range of different buyers both from within the South West and, most notably, the South East. 

It seems that buyers have been searching for slightly larger equestrian holdings, with the average size increasing from just less than nine acres for 2016 to over 12 acres so far this year. This was also coupled with an increase in the average sold price for equestrian properties, which is about £76,000 more than the average price sold last year. This pattern can partly be explained by the increased size of the holdings and the lack of properties available. 

These averages, however, disguise the range of properties sold by Stags. Our books stretch from development projects such as 8.7-acre Buttervilla Barn in South East Cornwall, which was purchased by a buyer from Wiltshire, to Little Comfort Farm in North Devon, which stretches over 15 acres to include a substantial house, four cottages and a fishing lake and sold over its guide price of £1,350,000 after competitive bidding.  

Estate agents can all too quickly assume that the internet is by far the main source of buyers. Although crucial in this digitally-driven world, we must not overlook the value of personal knowledge and understanding when it comes to matching sellers with buyers.
