The sale of Talland Barton Farm between Polperro and Looe has recently completed after being offered for sale by Stags Farm Agency department and Stags Launceston office with a guide price of £1,550,000.
Talland Barton Farm is a wonderfully located residential farm, 300 metres from the popular Talland Bay Beach near Polperro. The farmhouse will benefit from some major updating, but will make a fantastic family home with income potential.
The property was offered for sale as a whole, extending to 102.49 acres, or in lots.
It included an imposing five-bedroom farmhouse, with two letting flats attached, surrounded by an area of garden and a farmyard of traditional stone barns with expired planning consent for two good-sized barns for residential conversion. The land comprised of both sloping “environmental” land and productive quality arable land, extending to 102.49 acres in all.
The farm was sold in two lots for an undisclosed sum considerably above the guide price. Andrew Ranson, who handled the sale, commented “Whilst the farmhouse will be a major project for the purchaser, it was the location, 300 metres from a lovely beach, that appealed to so many people. Interestingly, it ended up in a bidding war between two interested parties, both of whom had grown up in this small village. These opportunities are not common, borne out by the fact that one of the four sisters who were selling the property, had lived for more than 70 years in the farmhouse!”
