Simple steps to switching letting agents

Are you disappointed with your current managed service but worried about the hassle of switching agents?

Stags lettings department are frequently approached by landlords asking how easy it is to switch their current managing or letting agent. The most common reason for wanting to switch is poor service which is mainly linked to communication and their agent not being proactive. It is surprising to hear how many landlords have not received a recent property visit report, are not informed about maintenance, or, find out that their property is not compliant when something is missed or overdue. Our dedicated letting team pride themselves on providing a quality service to both you, your property and your tenant.

Despite what many landlords think, you are able to switch mid-tenancy without, in most cases, needing to amend the tenancy agreement and without any hassle or stress to the tenant.

Many landlords assume that they are unable to switch agent mid tenancy, and that it is better to wait until the current tenant has given notice to leave before it is acceptable to switch agents. This isn’t always the case and it isn’t something you have to do yourself. The team at Stags can take care of everything for you, from notifying the tenant, to making arrangements about where rental payments go, and arranging a property visit when we take on the property, regardless of when the last visit was carried out.

Here’s four simple steps if you are considering moving from your current letting agent:

  • Notice

Your first port of call will be to determine how much notice you will need to provide to your current agent. This can be found on the terms and conditions you originally signed when agreeing to market the property.
  • Terms of Business

The team will arrange to meet you to go through our terms of business as well as outlining to you our lettings process and our commitment to providing our very comprehensive lettings and management service, providing you with all the necessary paperwork for you to read and complete. This will include details of your preferred contractors and any specific arrangements relative to your property.
  • Tenant introduction

One of the most important stages is meeting your current tenant. The team will arrange to meet the tenant at the property to explain everything to them, answer any questions and provide them with a new standing order to pay their rent. The tenant will also be informed of our contact details should they have any issues in future.
  • Document handover

The lettings team will liaise to obtain any necessary tenancy documents and undertake to transfer deposit transfer/registration.
