Sale of North Devon farm proves strength in the 2021 farms and land market

The sale of Easter Ground Farm has recently completed through Stags Farm Agency after being brought to the market at the end of April 2021.

Easter Ground Farm is situated on the edge of the village of West Down in North Devon, approximately four miles from the coast, and from parts of the land there are fine views over Fullabrook Down and, Barnstaple and Bideford Bay.

The farm totalled just over 150 acres of mostly grade 3 productive grass land and was registered organic, having been a dairy farm in the past. Easter Ground Farm was offered for sale as a whole or in five lots with a guide price of £1,550,000 for the whole farm.

In Spring this year, there hadn’t been many farms brought to the market and the interest received in Easter Ground would provide an indication of the strength of the West Country farms and land market for 2021.

Within the first two weeks of marketing Stags arranged 39 viewings for a range of different interested parties. This filtered down to 12 offers for either the whole farm, individual or a combination of lots. A sale was agreed to a farming family who purchased the farm as a whole.

Andrew Dodds of Stags Farm Agency, who handled the sale, commented: ‘Whilst Easter Ground Farm was brought to the market towards the end of April, as there hadn’t been many farms openly marketed by that point in the year, it was a bit of a test for where farm and land values were and also the levels of demand for agricultural property. We were aware that the residential market was buoyant, particularly in North Devon, and learned from the response to the marketing of Easter Ground Farm that there was also confidence from those seeking to purchase a farm.’

There has been confidence in the agricultural property market throughout 2021 as a result of the restricted supply of available farms and land, relatively low cost of borrowing and firm agricultural commodity prices. All of these factors remain in place as we head into the autumn market.
