Residential farms and amenity land all highly sought-after

 

Stags Auctioneer and Farm Agent Andrew Ranson comments: “Some reports suggested the market may cool off when the Stamp Duty window partially closed at the end of June. However, this does not seem to be the case with landed properties. Across the various Stags offices in Cornwall and West Devon, we are seeing correctly-priced properties continue to sell briskly. Properties with land are especially desirable and ‘setting the phones on fire’, with this trend being expected to continue.”
 

In the last couple of weeks, Stags have agreed sales of two freshly-launched residential farms at very pleasing prices:
 

  • Ridgegrove Farm, on the edge of Launceston, generated 37 viewings in the first 10 days of marketing. This private, 62-acre riverside lifestyle farm is set in a convenient, yet tucked away, location for Launceston and the A30. It has a four-bedroom farmhouse overlooking the River Kensey. Interest in the three lots came from far and wide but two local buyers have secured deals.
 
  • Shilland Farm, between Holsworthy and Bradworthy, has also gone under offer after just a couple of weeks of marketing. This 72-acre charming lifestyle farm has a substantial four-bedroom farmhouse with a handsome two-storey stone barn and further, mainly traditional, buildings. In spite of interest in lots, a sale has been agreed for the whole farm off a guide of £1,195,000.


Various deals for smaller land lots have been agreed. One highlight is two 3.5 acre land lots overlooking the coast at St Gennys, near Crackington Haven. 24 “Best and Final” offers were received!
 

Near Lamerton, 27.87 acres of attractive, sheltered pasture with two buildings and a natural water supply generated 28 viewings in just under a fortnight, and is now going to Best and Final Offers on Friday.
 

Almost 50 acres of productive, free-draining pasture has just been launched at Bere Ferrers in three lots: 24.7 acres, 16.7 acres and 6.9 acres.
 

Mr Ranson states: “It will be interesting to see what prices are achieved for ‘farmer-sized land lots’ in what has been a much less tested market recently in these areas.”
 

There are also various amenity land and woodland lots just launched to the market this week, with a 50-acre residential farm near Thornbury and several more land lots coming shortly. Consequently, it is suggested that you keep your eye on Stags’ website.
