Renters’ Rights Act Implementation Date Set for May 1st 2026 The Government has at last confirmed that the first phase of the reforms will be implemented on the 1st May 2026. This follows the Bill obtaining Royal Assent last month.

From this date all existing and new Private tenancies in England move onto the new system.

Implementation will be a three stage rollout. Phase one focusses solely on tenancy reforms: the ending of fixed term tenancies in favour of Assured Periodic tenancies, limits on rent in advance, a ban on rental bidding, clearer rules on rent increases via section 13 notices, strengthened anti discrimination measures, plus new rights around pets.

The most heralded change is the abolition of Section 21 ‘No Fault ‘ evictions being replaced by an enhanced Section 8 process. However section 21 notices can still be served up until 1st May next year.

Phase Two: (late 2026) will focus on the introduction of a Landlords Ombudsman and new PRS database.
Phase Three: ( TBC. 2035 -37) will revolve around implementation of a Decent Homes Standard and Awaabs Law.

These changes represent the biggest change to impact the PRS for a generation and as such there is much to digest and consider.
