James Baker MRICS, partner, office manager, valuer, and head of Stags Prime property department, highlights the opportunities of summers in Cornwall and Devon and how the beauty and lifestyle of the region consistently attracts buyers.

The West Country has long been regarded as one of the most sought-after regions for those seeking a fantastic lifestyle and the perfect base to enjoy the best of summer. From stunning coastlines and picturesque countryside, to charming towns and villages, the West Country offers an ideal setting for those looking to enjoy the many advantages this area has to offer. Buying a home here promises both an exceptional lifestyle and a wonderful place to spend the long, warm days of summer.

Selling prime property in the south west

James Baker says “I have witnessed first-hand the growing demand for properties in this region. In 2024, we handled the sale of 72 properties priced above £1 million, reflecting the ongoing appeal of the West Country as a highly desirable destination.” The team at Stags has noticed a shift in buyer profile with an increase of cash purchasers from 61% in 2023 to 64% in 2024, reflecting a growing trend towards straightforward, secure transactions.

There continues to be a steady flow of buyers from London and the Home Counties—accounting for approximately a third of Stags sales in 2022, 2023 and 2024—there has also been a significant rise in the number of local buyers. “In 2024, 56% of our prime property buyers were already living in the West Country, compared to 47% in 2023 and 35% in 2022.” says James.  This growing trend of local buyers highlights the increasing recognition of what the West Country has to offer. More people are choosing to move within the region, seeking larger properties that offer an enhanced quality of life amid stunning, natural surroundings.

For those who enjoy an active, outdoor lifestyle, there is an unrivalled range of recreational activities, especially during the summertime. Imagine spending the day sailing along the rugged Cornish coast, hiking through the breath-taking national parks of Exmoor and Dartmoor, or playing a round of golf at one of the region’s top courses. The area is also a haven for equestrian enthusiasts, with many prime properties offering stabling and access to miles of scenic bridleways.

What sets Stags apart in this competitive market is a deep-rooted presence across the West Country. With 22 offices strategically located throughout the region, the teams are uniquely positioned to connect sellers and buyers. Local expertise means we can match your property with the right buyer—many of whom already reside in the area.

According to Rightmove data, Stags has sold more £1 million-plus properties on the open market than any other agent since launching Stags Prime Residential Department in 2022. This marks the third consecutive year of leading the market, a testament to the trust and confidence our clients place in us.
