Mandatory electrical checks for landlords

Despite the Coronarvirus crisis, government have not postponed the implementation of the New Electrical Safety Standards, which come into force on the 1st July 2020.

The regulations apply to new tenancies and lets and require landlords to have ensured an electrical inspection has taken place resulting in a satisfactory report, which will last for 5 years. It has to be undertaken by a qualified and competent person. Any works required will need to be undertaken within 28 days.

Andrew Luxton MRICS FARLA Partner of Stags Residential Lettings confirms that whilst we welcome any move that makes homes safer for tenants, we do have concerns over timescales and availability of qualified electricians due to the backlog of work, and gaining access, due to the Coronavirus lockdown. It does initially only apply to new lets and tenancies, not existing tenancies; who will need to comply from the 1st April 2021.
