Lettings regulations

High number of new landlords unaware of letting regulations

Andrew Luxton MRICS FARLA, Partner in charge of Stags Residential Lettings Department confirms that a recent survey has shown that many new landlords are unaware of basic legal, health and safety regulations that relate to letting property.

With an increasing number of British adults now owning and letting out property, many of whom have never let property before, they need to be aware of their legal requirements in order to protect themselves, their property and the tenants.

Andrew Luxton confirms that there is an ever increasing raft of legislation that affects landlords and it is likely that this will increase following the next general election with both main parties committed to improving housing within the private rented sector and the licencing of landlords and landlord agents.  Failure to comply with much of this legislation can often lead to a significant fine or in severe cases imprisonment.

As a result landlords are increasingly turning to experienced and suitably qualified letting agents to advise them initially to ensure that they fully comply and the tenancy is set up correctly.  At Stags we offer a variety of letting services to include guaranteed rent which is proving increasingly popular to many new landlords.
