Demand continues to be driven largely by existing farming businesses and landowners looking to increase farming and secure long‑term efficiencies. In addition, we are still seeing well‑managed and structured farming businesses able to access bank financing where required. Specialist agricultural lenders have maintained a consistent approach to lending against farmland as security, reflecting the asset class’s strong historic record of long‑term capital stability. There also remains a number of active buyers in the market who are well positioned with readily available cash funds, whether from previous development sale proceeds or retained capital following more favourable milk prices last year.
Emphasis on Competitive and Sensible Pricing
So far in 2026, Stags Farm Agency has completed and agreed sales of in excess of 1,500 acres. Notably, the sale of a ring‑fenced block of grassland in North Devon attracted significant interest and competitive bidding, resulting in a sale agreed well above the guide price. This sale highlights the importance of competitive and sensible pricing, with the market continuing to respond strongly where property is well priced from the outset.
Continued Appetite for Productive Land
Additionally, the recent sale of 111 acres of arable and grassland at Kendon Farm, near Tiverton, demonstrates the continued appetite for productive and accessible commercial land blocks. Following competitive bidding, predominantly from agricultural purchasers, the property achieved approximately £10,000 per acre against a guide price of £945,000.
