Important Update for Landlords: Tenant Information Sheet Deadline - 31st May 2026
Claire Pile MARLA, Partner at Stags, outlines the upcoming Tenant Information Sheet requirement and what landlords need to do ahead of the 31st May 2026 deadline:
As part of ongoing changes to the private rented sector, the Renters’ Rights Act introduced a new requirement for landlords to provide tenants with a Government-issued Tenant Information Sheet.
With only a few days before the 31st May 2026 deadline, now is the time to ensure you are compliant.
What is the Tenant Information Sheet?
The Tenant Information Sheet is an official document created by the government. It is designed to help tenants:
Understand their rights and responsibilities
Know what to expect from their landlord
Be aware of key processes such as rent increases, repairs, and ending a tenancy
This forms part of a wider effort to improve transparency and fairness within the rental sector.
What do landlords need to do?
All landlords must ensure that:
Existing tenants receive a copy of the Tenant Information Sheet by 31st May 2026.
Failing to comply or not being able to evidence that you have provided the document could impact your ability to serve certain notices or take enforcement action should you need to in the future.
Why is it important you don’t miss the deadline?
This is a legal requirement with the potential of significant fines if the information is not provided.
Ensuring you have provided the document helps to:
Protect you as a landlord by demonstrating compliance
Reduce misunderstandings or disputes with tenants
Ensure tenants are fully informed from the outset
As with other requirements (such as EPCs, Gas Safety Certificates, and the How to Rent guide), documentation compliance is increasingly important and failure to meet these requirements risks consequences during the tenancy.
Next steps for landlords
Landlords should:
Obtain the latest version of the Tenant Information Sheet from gov.uk
Issue a copy to all current tenants before 31st May 2026
Keep a record of when and how it was served, either email confirmation sending as a pdf attachment or proof of postage or delivery
