It is now more important than ever, to ensure your rental property is presented not only to create the best first impression to a potential tenants, to ensure that they are imagining a future home!
A well-presented property can assist in ensuring you have better tenant choice and then in turn secure a higher quality tenant. More often than not this can affect the outcome of a tenancy and how well the property is looked after and returned at the end.
Here’s our top tips on how we would suggest you prepare your property:
Ensure the property has a deep clean
It would be advised to ensure that the property is clean and tidy during the viewing stage with a deep clean before your new tenants move in, paying extra attention to bathroom and kitchen areas. Not only does this make for a happy tenant moving in but crucially sets the standard expected at the end of the tenancy.
Take care of repairs and maintenance
Ensure all repairs have been carried out, don’t wait for tenants to point out anything that is broken or worn out, including bulbs, appliances when they move in. If the property is well maintained, this indicates to a tenant that you are a good, responsible landlord who cares about your property.
Neutral and fresh décor
If needed, give the property a fresh coat of paint, it can really brighten the property and again help to make the best first impression as well as set a clear standard which can be compared against at the end of the tenancy. Most tenants prefer neutral colours so that they do not have to worry about the colours of their soft furnishings.
Don’t forget to tidy the exterior of the property too!
Making sure the outside areas are tidied, lawns are mown and paths are swept setting the example of how you expect the property to be maintained during the tenancy.
Maximise the space
A bright space feels more welcoming and often feels bigger. Open all curtains or blinds during viewings to let in natural light and if the property is being lived in, try and ensure it is as tidy as possible.
