From holiday rentals to lifestyle homes: The South West’s property appeal

The South West of England remains as popular as ever to holiday makers from all over the UK seeking sun, sand, beautiful rural landscapes with pretty villages and unspoilt countryside. “I am told by clients that there is also a return of foreign guests, particularly from Europe which is very welcome.” says Ed Thorne, associate partner and head of Stags’ Holiday Complex department.

It is therefore no surprise that in general clients are reporting good holiday bookings this year. Those that offer, or have switched to any day change overs, have been able to maintain, or even increase, their bookings, albeit with guests leaving it later this year to book. The increase in dog ownership over the last four years has also led to those allowing guests to bring their four-legged friends on holiday to get more bookings.

The market for holiday complexes, defined as a group of three or more holiday properties, normally with an owner dwelling and possibly some land as a lifestyle home and income, started the year subdued after a busy autumn last year. This, in part, was due to the unseasonably wet weather as well as interest rates and a slowing residential sales market.  Yet, Ed is feeling positive about the rest of the year, “We have seen an increase in enquiries and viewings over the early summer which I predict will lead to a strong autumn for viewings and sales.”  Primarily, with the election over and the bank of England reducing interest rates, with more drops predicted by the end of the year, the appetite for a move has definitely increased. That, combined with warmer summer weather recently, has provided the perfect environment conducive to house hunting in the West Country.

A property, confidentially sold off market recently, which could be seen as the perfect lifestyle home with its proximity to the East Devon coast, large 4-bedroom home, 7 holiday cottages and around 7 acres of land. The property is situated between Axminster and Lyme Regis, and sold off a guide of £1,500,000 to a buyer from outside the area.

An area of increasing demand from buyers is multi-generational homes to house two or more families. This is invariably buyers with parents selling two homes and buying one, or parents with grown up children who now have their own families wanting to live together, and some be involved in a holiday letting business on site. Two properties currently available in Devon are excellent examples for this lifestyle, providing more than one residential dwelling with holiday cottages proving letting income:
