With the election now behind us, we expect the property market to become clearer and hopefully with a predicted base rate fall in August, we expect market trajectory to return to normal.

The key farmland market trends for the first six months is as follows:

1.    The farmland market has remained robust and resilient against flat economic growth, particularly better quality, commercial sized land lots (20 acres plus).

South Brent, South Devon

65.03 Acres of productive arable and pasture land with good access links.

2.    The market for larger, commercial farms remains positive with demand strong due to fewer opportunities being available on the open market.

Higher Greenway, South Devon

A rare opportunity to acquire a substantial, agricultural and residential estate comprising about 250 acres and two 3-bedroom, semi-detached cottages situated in a desirable South Devon location.

3.    The market for the more residential farms of under £1.5m is more active, with the West Country remaining a popular relocation area.

Halcombe Barton, East Devon

A substantial, Georgian farmhouse with traditional and modern farm buildings offering potential.  The property has a walled garden, paddocks and farmland, located in an attractive location.
